Maintenance is the one part of this trade where spending a little reliably avoids spending a lot. It is also the easiest thing in the world to skip, right up until the afternoon it stops being optional.

Why it matters more here

Three things make the West Valley harder on equipment than almost anywhere else in the country, and all three are fixed by the same visit.

  • Run hours. A system here runs more hours in one summer than the same unit runs in several years in a temperate climate. Wear is a function of hours, not birthdays.

  • Warranty conditions. Most manufacturer warranties require documented annual service to remain valid. Skipping maintenance can cost you the repair and the warranty that would have covered it.

What a precision tune-up actually covers

Not a filter change and a sticker. Each visit covers the things that genuinely determine whether the system survives the next summer:

  • Condenser and evaporator coils cleaned — the highest-value item in this climate
  • Refrigerant charge measured against actual operating conditions, not assumed
  • Capacitors, contactors and motors tested before they fail under load
  • Temperature split and static pressure measured and recorded
  • Condensate drain cleared before it backs up into a ceiling
  • Electrical connections checked and tightened
  • A written report of what was found, so you can see the trend year to year
